Manager Philosophy

Capital preservation is the starting point for every decision. From loan origination to draw disbursement to borrower oversight, the Fund’s operating framework is designed to manage risk before it materializes — not after.

That means rigorous underwriting, first-lien collateral, forward purchase contracts on the exit, and milestone-based draw controls verified by independent third parties. It means an Independent Board with approval rights over governance-sensitive matters. And it means transparency — periodic reporting and a data room that gives qualified investors visibility into fund operations.

Our team brings decades of combined experience across financial auditing, tax advisory, real estate development, deal structuring, and residential construction. We are based in Gainesville, Florida, familiar with the local market, and committed to disciplined execution on every project we finance.

Gregory Stula, Ceo

Greg leads the strategic vision of Real Street Capital. He began his career at Coopers and Lybrand, where he was responsible for auditing major equity funds including Fidelity Investments, which at the time managed more than $80 billion in assets. Greg went on to become a Senior Financial Advisor at Solomon Brothers, managing bank portfolios across Central and South America. His background in institutional-scale financial oversight informs the Fund’s approach to risk management, reporting, and operational discipline

Dave Rasmussen, President

Dave brings a distinguished 40-year career in finance and law to Real Street Capital. He began as an international tax advisor at Ernst & Young and spent the last 25 years as general counsel and global tax director of a leading international consulting firm. Over the past five years, Dave has focused on residential real estate development at commercial scale. His expertise in legal structuring, tax strategy, and corporate governance strengthens the Fund’s operational and compliance framework.

Tony Cheng, Strategic Advisor

Tony graduated from the New York Institute of Technology with a degree in Media Management and has spent nearly 40 years in the investment consulting industry. He specializes in guiding investors through complex projects, offering comprehensive services in market research, risk mitigation, and profitability analysis. His extensive networks in finance and law and his deep understanding of diverse market conditions enable him to identify opportunities and navigate regulatory landscapes with precision

Elena Burgos, Vp Of Finance

Elena oversees financial analysis and feasibility studies for Real Street Capital, including deal structuring and project packaging. She is responsible for structuring senior debt — bridge loans, construction loans, and permanent financing — as well as underwriting, due diligence, lease analysis, and annual budgets. Elena is a licensed realtor in Florida, bringing both analytical rigor and practical market knowledge to every transaction.

Fredrick Sanchez
Senior Advisor, Real Estate Development

Freddy brings more than 30 years of experience in homebuilding and real estate development. He has worked for respected, well-known builders including Heftler Homes, the Adler Companies, and Century Homebuilders of South Florida. He has personally been involved with over 20 subdivision projects and the construction of more than 4,000 homes, representing more than $1 billion in total construction value.
